Future Homes provides a number of services to Landlords:

• Introduction
Future Homes will introduce the tenants to the landlord, doing the relevant credit and reference checks; after the landlord is completely happy with all of the information provided we then arrange the paperwork and move forward.

• Management
We at Future Homes currently manage a large portfolio of properties all around London. We offer landlords a very unique service, all of our management comes at a competitive rate which we deduct on a monthly basis rather than upfront.

• Guaranteed Rent
This service is one which attracts most landlords as all landlords want peace of mind and a trustworthy service, with our guaranteed rent service we charge 0% commission, find tenants for your property and also manage the property for 12 months. Future Homes will come to an agreement which will make our landlords happy, and guarantee to pay the agreed amount for the next 12 months whether there is a tenant in the property or without. Future Homes has a long standing relationship with all it’s landlords we aim to provide the best service and to meet the needs of our customers.

 

Our fee structure as below:

Full Management: from 4% – 10% of monthly rent offers:

  • Advertising your property to potential tenants
  • Sourcing suitable and reliable tenants for the property
  • Accompanying potential tenants to view the property
  • Obtaining reference and conducting credit checks on potential tenants
  • Providing you with information on the latest safety regulations
  • Preparing the tenancy agreement
  • Organising and managing the collection of the tenants deposit
  • Preparing the inventory and conducting a state of repair assessment on the property
  • Checking in the tenant and agreeing the inventory
  • Collecting the rent from the tenant
  • Transferring the rental income to your account and providing you with statements of account

  • Managing and arranging any necessary repairs

  • Dealing with legal aspects of the tenancy/property, including evictions, non-payment, harassment or problems with squatters.

  • We will Pro-actively market your property
  • Arrange viewings of property
  • Provide you with Client feedback from viewings with prospective tenants
  • Complete stringent reference and financial checks based on three years history of any applicant and if necessary obtain a Guarantor
  • Ensure each applicant has a Tenants Passport provided by the Local Council
  • Complete all of the required safety checks on your behalf unless otherwise instructed or found not to be necessary the following will be undertaken: Gas Safety Check, Portable Electrical Appliance Test and Electrical Wiring Check
  • Complete the Inventory of the schedule for the contents and condition of the property with accompanying dated digital photographs
  • Inform the relevant utility services and the Local Authority of the change in occupancy
  • Create the legal Tenancy Agreement provided by ARLA (Association of residential letting agents).
  • Collection of rent will be paid to you by BACS
  • Register the deposit paid by the tenant with DPS (Deposit Protection Scheme) ensuring your compliance with the Housing Act 2004
  • Advice on the presentation of your property
