Once we have an idea of your basic requirements (i.e Price, location, size, type of property etc), one of our experienced members of staff will offer you a selection of properties that match your criteria.


Breakdown of Our Tenancy Fees

£225  Administration fee per tenant (Reference checking, Credit Check, Guarantor Check, Tenancy Agreement and Deposit Insurance Fee)

* Contract Renewal Fee – £50 per tenant

As a UKALA member, we are a member of the Ombudsman Services; Property Redress Scheme, and covered by a Client Money Protection scheme (CMPS).


Once you have found a suitable property, you will be required to provide evidence for referencing, listed below is the documents that we will accept for referencing;

  • Letter from employer, confirming employment and salary (if self-employed, accountants references, proof of income)
  • Identification – Passport & Driving Licence
  • Previous Landlords References
  • Students (proof of funding or guarantor)

Holding Fee

In order to reserve a property, so it’s removed from the market and viewings are no longer carried out, we will require a holding Fee of two weeks rent. The Holding Fee paid will be deducted from the first month’s rent due. If the tenant withdraws from the proposed agreement, due to no fault of the landlord, the holding deposit will NOT be returned.

Tenancy Agreement

Both the Landlord and Tenant(s) will be required to sign the tenancy agreement before keys can be released. The tenancy agreement will outline obligations for both the landlord and tenant(s).


Once we have received approved references, we will arrange a date of move in. On this day we would require tenancy agreements to be signed by both paries, inventory to be carried out by the landlord. Also all initial monies will have to be received cleared, so that keys can be released. Initial Monies will include;

  • Deposit – usually 6 weeks rent,
  • One month’s rent in advance
  • Admin Fee
  • Inventory fee – Varies from property size and bedrooms.
